There is really a push to get the first time homebuyer into the market place. If a buyer hasn’t owned a home in the past three years, they are able to purchase (with qualifications) a home with only 3% down – and with credit scores as low as 620. AND the 3% down payment can be a gift from a family member. Furthermore, the mortgage insurance factor is much less for the first-time homebuyer. FHA is also in the game, allowing credit scores as low as 580, and also reducing mortgage insurance costs – at a 3.5% down payment. FHA doesn’t require that the borrower be a first-time homebuyer. These loans don’t have income restrictions either. So, if you have some old files of borrowers who didn’t previously qualify, now is the time to blow off the dust, and reactivate those buyers with HOPE !! Rates are totally amazing right now, so it’s time to start the New Year on a high note.
