Mortgage rates are bouncy today:  After two years, this morning Standard & Poor (a highly-respected commercial credit rating company) revised its outlook on US debt (such as treasuries) from “negative” to “stable”.  Mortgage investors took pause, as they evaluated whether the Fed’s quantitative easing policy might soon taper off as a result of the upgraded rating.  Watching the stock AND bond market is now the best option, as well as a specific strategy for choosing WHEN to lock a rate.

 

In the meantime, another UNDERWRITING “EASEMENT”:  One of my lenders has offered an escrow waiver available for conventional ($417K or less) loans – allowing the borrowers to waive escrow requirements at a 90% LTV (other conditions always apply) !! The maximum previous loan-to-value has always been 80%, whether conventional or jumbo status.  Stay tuned for other “UW easement” developments.  AMAZING !!
