Junior Golf Accolades<br />
Congratulations to Zach Berhost and Ben Albin, who competed in the New Mexico High School State Championships. Zach shot 81-76 and won the state 3A Championship representing St. Michael&#8217;s. Ben shot 75-76 and finished second playing for Albuquerque Academy. We are very proud of our young players (Zach and Ben finished first and second respectively in last year&#8217;s Las Campanas Club Championship.)<br />

<p>• In 2011, Las Campanas membership dues and related revenue was $540,687 less than in 2010, this was primarily due to step downs.<br />
<span id="more-2235"></span>• 2011 golf operations expenses were up slightly from 2010, due to transition expenses related to hiring our new Director of Golf.<br />
• Golf course maintenance expenses were higher in 2011 than in 2010, mainly due to additional water expense because of the extremely dry conditions in 2011.<br />
• Food and beverage loss was greater in 2011 than in 2010.  Although we began to reign in goods and labor costs, we purchased a large amount of one-time restaurant supplies (front and back of the house) that were deferred from previous years.<br />
• The net Equestrian expenditure was significantly less in 2011 than in 2010, due to the enactment of greater efficiencies at the barn.</p>
<p>Expenditures</p>
<p>• 2011 facilities maintenance expense improved significantly when compared to 2010.  Implementing a culture of charging the maintenance expense to each individual department in combination with a staffing change resulted in greater efficiencies within the department.<br />
• Clubhouse and administrative expenditures were greater in 2010 than in 2011.  There were many expenses connected with the 2010 turnover of the Club’s assets (legal, consultants, etc.) that were not incurred in 2011.</p>
<p>Capital Expenditures</p>
<p>As in 2010, we committed a significant amount to upgrade the facilities.  This was partially due to catch up on deferred capital expenditures prior to 2010.  We feel that these efforts have improved the overall member experience in every area of the club.<br />
• Golf Course Grounds – we completed the project to replace every sprinkler head on both golf courses and the practice park with more efficient units.<br />
• Food and Beverage – we renovated the main kitchen by replacing the floor, ceiling and lighting systems.  We replaced select pieces of equipment with more energy efficient models.  We also rearranged some of the equipment to improve workflow and increase efficiency.  We installed a sliding window system on three sides of the Torreon Portal that enabled a secure dining area that doubled our dining capacity.<br />
• Hacienda Clubhouse – we re-stuccoed the building and repaired the cracks and slurried the parking lot.  We re-upholstered most of the furniture in the Grill and Lounge and installed new window treatments.<br />
• Fitness and Tennis – we resurfaced the indoor pool and decking, as well as painted the space and installed attractive plants.  We replaced outdated equipment in the gym.<br />
• Information Technology – we replaced an obsolete server.<br />
• Raw Water Pipeline – we brought on an engineering firm that developed the plans and schematics for the pipeline.  Two contracts were awarded and construction commenced in the third quarter.<br />
Other accomplishments during the fourth quarter of 2011:<br />
• The staff developed (and the Finance Committee and Board approved) a balanced budget for 2012 that, once again, is conservative with the membership projections.  This budget contains a reduction on capital expenditures compared to the previous two years, with the goal of continuing to build the Club’s cash reserves.<br />
• The Las Campanas Board conducted a retreat in October and developed a revised Strategic Plan for 2012.  This is featured on the member’s section of the Club  at Las Campanaswebsite.<br />
• We completed the process of hiring Fitness and Tennis Director Todd Shaw, Food and Beverage Director Eric French and Director of Human Resources Olga Santamaria.   We also promoted Jennifer Sakshaug, our Assistant Controller, to the position of Controller.  All four of these individuals have already had a positive impact in their respective area of expertise.<br />
• We secured water contracts for the foreseeable future and we resolved the details of the agreements with the county of Santa Fe and the Las Campanas Water and Sewer Co-ops.</p>
<p>I would like to take this opportunity to thank the volunteer members of the Las Campanas Board and committees and the dedicated members of the staff.  Without their efforts, none of this would be possible. As always, we appreciate your support, your active participation in club activities and your suggestions that lead to continued improvement of your Club at Las Campanas.<br />

			<content:encoded><![CDATA[<p>The euro uncertainty is still pressuring our rates, as well as many of the other parts of our international economy, including commodities such as gold, silver and oil taking hits in their pricing. <span id="more-2229"></span> Besides the concerns about Europe, China seems to be experiencing softer growth, as well as the U.S. feeling our own challenges in our job market,  The world is watching to see if Greece will leave the euro zone.  Markets also are concerned about the election of Francois Hollande, as the new president of France (who campaigned on an anti-austerity platform).    With all of this cautionary int’l economic news, Lewis Ranieri (who helped expand the mortgage securities market in the 80’s) announced at a Mortgage Banker’s Assn conference in NY this week, that he felt that home prices (nationally) have reached their bottom.  GO FIGURE:  We realize that the opinions are not just determined by one entity or group, and one opinion isn’t necessarily the right one.   We need to focus on what is RIGHT about our economy (for instance, we are talented, innovative and for the most of us, hard working and ethical).  “Doom and gloom” gets us nowhere, while hope and appreciation of what we have will move us forward.Rates may bounce a little this week, but don’t get too comfortable in the low rates remaining where they are “forever”.  Let your buyers know about Ranieri’s “bottom of the market” thoughts.We look forward to discussing rates, programs, and loan scenarios.  Please feel free to call for any clarifications – We realize there are many lender choices, and hope that we are your lender of choice.ANASAZI MORTGAGE RATESFOR Primary Residence (purchase only)As of 05/08/2012<br />

			<content:encoded><![CDATA[<p> Representatives from Cienda Partners, the purchasers of the remaining bank-owned Las Campanas property, will hold a meeting for the Las Campanas Community in mid-June.  Additional information will be provided once their plans are finalized.<span id="more-2202"></span><br />
• As part of the sale from the Bank to Cienda Partners, the Club at Las Campanas was paid all the monies owed it under the terms of the Golf Course Water Agreement to assist in paying for the raw water pipeline.<br />
• Don Teague and Kevin Twomey, the newly appointed Las Campanas Board members, were seated at this month’s meeting.   I’d like to thank them for agreeing to serve and I know that they’ll be a great addition to your Board.<br />
• As part of our member acquisition initiative, we have identified a person to fill the Las Campanas Membership Development contract position.  Once the contract has been finalized and the person is in place, an update will be sent to the membership.<br />
• The GM and Finance Committee Chair reviewed with the Las Campanas Board a shortfall in the Las Campanas Fitness &amp; Tennis Center budget.  The Board agreed to recognize the shortfall and allocate monies set aside in the current fiscal-year operating budget.<br />
• We are currently getting bids for the repair work on golf course lakes 18 and 4.<br />
• The Board approved minor changes to the House Rules correcting some verbiage and clarifying ambiguities.  The approved House Rules are available on the members’ website under the Resources tab, subtab Club Governing Documents. <br />
• After reviewing in detail the feasibility study for improving cell phone service for  Las Campanas Club members, the Board decided to table any further consideration of this initiative with the current technology.  This decision will be documented so that future Boards can consider the process used should technology developments warrant reconsideration.<br />
Finally, I’d like to remind everyone that The Club at Las Campanas&#8217;s  two-year anniversary is this Saturday and we have a full day of events planned.  I hope you’ll be able to attend the Goodacre bronze dedication at 11 a.m. as well as the evening party at the Las Campanas Clubhouse at 6 p.m.   Our newly appointed GM, David Loan, and his wife Patti will be on hand for both events.  And I’d be remiss if I didn’t remind you that golf is hosting their Las Campanas Opening Day event at 1 p.m.   I look forward to seeing you at one or more of the events!</p>

			<content:encoded><![CDATA[<p> A Faster Way to Santa Fe for the New Mexico Rail Runner Express! New Express Train &amp; New Fares Begin May 21st (Albuquerque, NM – May 1, 2012) <span id="more-2200"></span>- A new fare structure is set to go into effect for the New Mexico Rail Runner Express this month, while at the same time train passengers will also see some new amenities. One of the most notable amenities being added is the first express train between Albuquerque and Santa Fe. Passengers using this new service will be able to save 20-25 minutes in each direction on their commute between the two cities. There will be one northbound express in the morning and one southbound express in the evening. The express train will skip three stations and will have a second locomotive on the train set to save time climbing the steep grade on the way to Santa Fe. The new express service is designed to get people to their destinations to meet the most common work start time of eight-o&#8217;clock a.m., while the evening express train departs Santa Fe shortly after 5 p.m.</p>

<p>Following a series of public meetings last fall, Rio Metro Board Members voted on and later approved a new fare structure for the Rail Runner. Fares for one way trips and day passes are set to increase by one-to-two dollars while monthly passes will increase by four-to-11 dollars. This is the first time that the New Mexico Rail Runner Express has implemented a fare increase.</p>

<p>Express Train – One northbound and one southbound express train has been added between Albuquerque and Santa Fe for weekday runs. The express train is noted as #101 Express and #102 Express on the new schedule.<br />

<p>New Weekend Schedule – Weekend schedules are being changed to allow more flexibility for people in Valencia County to get to Albuquerque and points north. People will also be able to leave later on weekend mornings to get to Santa Fe. See new weekend schedule.</p>
<p>Quiet Cars – A Quiet Car Pilot Program began earlier this year on select trains. Quiet Cars will now be added to additional northbound and southbound weekday trains. <p>Mobile Phone Ticketing – Rio Metro will be starting a pilot program on May 21st to accept mobile tickets. Passengers will be able to use their smart phone to purchase their ticket from the Rail Runner website and then present their phone to the ticket agent to scan. A new smart phone app will be released later this year to make this process even easier.</p>
<p>Commuter Tax Benefit – This program allows participating employers and their employees to set aside pre-tax dollars for transit passes. Many employers are already working with third-party providers to offer this benefit. This could result in a significant savings for both employers and employees.<br />

<p>New Los Lunas Bus Route – Rio Metro will begin a new bus route in the Village of Los Lunas to bring residents to the Rail Runner station in the morning and then back home in the evening.</p>

			<content:encoded><![CDATA[<p>Housing Declared Bottoming in U.S. After Six-Year SlumpBy John Gittelsohn and Prashant Gopal &#8211; Apr 25, 2012 8:51 AM MT The U.S. housing market is showing more signs of stabilization as price declines ease and home demand improves,<span id="more-2188"></span> spurring several economists to call a bottom to the worst real estate collapse since the 1930s. “The crash is over,” Mark Zandi, chief economist for Moody’s Analytics Inc. in West Chester, Pennsylvania, said in a telephone interview yesterday. “Home sales &#8212; both new and existing &#8212; and housing starts are now off the bottom.” New homes sold at an annual pace of 328,000 in March, up 7.5 percent from a year earlier. Data released yesterday showing better-than-estimated new-home sales and a slowdown in price declines are bolstering optimism that the market is poised for a sustainable recovery. Economists including Bank of Tokyo-Mitsubishi UFJ’s Chris Rupkey, Bank of America Corp.’s Michelle Meyer and Mark Fleming of CoreLogic Inc. are also predicting prices are close to a trough after a 35 percent slump from a July 2006 peak, even as the threat of more foreclosures loom to boost supply. Values in 20 U.S. cities fell 3.5 percent in February, the smallest 12-month drop since February 2011, the S&amp;P/Case-Shiller index showed yesterday. The Federal Housing Finance Agency’s home-price index, which measures properties with mortgages backed by Fannie Mae or Freddie Mac, had a 0.4 percent rise for the same period, according to a separate report. New Home Sales New homes sold at an annual pace of 328,000 in March, up 7.5 percent from a year earlier, the Commerce Department said. The median estimate in a Bloomberg News survey forecast a rate of 319,000. The pace of sales for February was revised upward to 353,000, a two-year high. A report on consumer confidence yesterday showed the most important signal that housing can only go up, said Rupkey, chief financial economist for Bank of Tokyo-Mitsubishi in New York. The Conference Board said its confidence index was at 69.2 in April, compared with a revised 69.5 in March. Beneath the headline number, an important indicator was that consumers said jobs are easier to find, Rupkey said. “Today’s consumer confidence shows labor markets recovering and that confidence is going to allow consumers to go out and buy homes,” Rupkey said in a telephone interview yesterday. Contract Signings The National Association of Realtors probably will say tomorrow that the number of Americans signing contracts to buy previously owned homes rose 1 percent in March, according to the median estimate of 43 economists surveyed by Bloomberg. That would put the pending home-sales index close to a two-year high. Trulia Inc.’s housing barometer showed that the market was 32 percent of the way “back to normal” in March, up from 23 percent a year earlier, while down from 34 percent in January and February, said Jed Kolko, chief economist for the San Francisco-based real estate information service. The measure takes into account data on home construction, sales and mortgage delinquencies. “The housing recovery is progressing, though it’s taken one step backwards after a few strides forward,” Kolko wrote in a note on Trulia’s website yesterday. Foreclosure Supply While the volume of sales has increased, prices still have a way to fall because as many as 6 million homes with delinquent mortgages and in the foreclosure process are likely to come to the market, Scott Simon, head of mortgage- and asset-backed debt at Newport Beach, California-based Pacific Investment Management Co., said yesterday on Bloomberg Television. “We think we’d go down another 3 or 4 percent over the next 12 months, probably bottoming sometime next year,” Simon said on “Surveillance Midday” with Tom Keene. “One month doesn’t change anything.” Robert Shiller, a Yale University economics professor and co-creator of the home-price index, also said prices may be poised to fall further. “I’m more concerned about the downside than most people,” Shiller said yesterday on Bloomberg Radio. “I could see it staying languishing and edging down for years.” Home values took eight years to reach a bottom during the Great Depression and 11 more years to regain their lost ground, according to data compiled by Shiller. Nominal U.S. home prices fell about 30 percent from 1925 to 1933 and didn’t return to their pre-crash peak until 1944, the year before World War II ended. Rising Home Seizures Foreclosure filings in the U.S. fell in the first quarter to their lowest level in more than four years after lenders under legal scrutiny slowed actions against delinquent homeowners, according to RealtyTrac Inc. Home seizures will increase as banks work through the backlog following a settlement by loan servicers over faulty mortgage practices, the Irvine, California-based data firm forecasts. Meyer, senior economist with Bank of America in New York, said the recovery will be led by the parts of the country with fewer foreclosures and more job growth. She estimates that U.S. prices will reach bottom this year and stay little changed until 2014, when they may gain about 2.5 percent. Home values in more than half of major U.S. markets will probably reach a bottom by the end of the year, according to Seattle-based Zillow Inc. Signs that the market is close to a trough include improving home sales and rising prices in some areas, said Chief Economist Stan Humphries. The market, which has been bolstered by investors, second-home buyers, and retirees, will need more traditional first-time and trade-up buyers to return for a rebound, he said. ‘Healing’ Market “I characterize 2012 as a year in which the market is healing and the bottoming process is playing out,” Humphries said in a telephone interview. Median prices averaged 5.8 percent higher in March than a year earlier in 53 metro areas surveyed for a monthly housing report by Re/Max LLC, the Denver-based company said in an April 16 report. It was the second consecutive month that home prices increased year-over-year and the ninth straight month of higher sales volume, according to the report. “This year’s selling season is shaping up to be the strongest we’ve seen in years,” Margaret Kelly, Re/Max’s chief executive officer, said in a statement. “Although we don’t expect home prices to rise in every market at the same rate, the worst is definitely behind us, and a slow, steady recovery is taking hold.” U.S. home prices compiled by CoreLogic, a Santa Ana, California-based real estate information service, had month- over-month gains in January and February when sales of distressed properties were excluded, said Fleming, the company’s chief economist. “It’s just a matter of months before we get positive year- over-year numbers in the overall index,” Fleming said in a telephone interview from Washington. “Our data lags the reality.
